Rotonda Meadows and Villas

Rotonda Meadows and Villas in Placida is a fully developed community with central water, sewer, and paved roads, comprised of over 4,500 lots. Rotonda Pine Valley and Rotonda Maedows and Villas are the last sections offering almost unlimited opportunities for new home builders. Scattered throughout the community, greenbelts, extensive nature preserves, canals, and lakes are the focal points of the area. Although the lakes and canals are part of the stormwater system, they still enhance the area's beauty. Rotonda Meadows and Villas started in 19721972 was the year of birth of the Rotonda Maedows and Villas community. At first, each subdivision had its own homeowners association. However, the administrative effort was found to be too intense, and in 1993 all the individual associations merged to form one entity instead. From that year on, the Rotonda Maedows/Villas Conservation Association, Inc. managed the 4,500 lots and common areas of the deed-restricted community.Rotonda Meadows and Villas is a fully established CommunityNext to the 6,000+ acre Charlotte Harbor State Preserve Park, the lots in this neighborhood leave nothing to be desired. In Englewood, it separates from SR 776 and becomes ST 771. It serves the West Coast of the Cape Haze Peninsula until it becomes 771 again in Placida. The four-lane road connects with SR 776 again in the Gulf Cove area. Rotonda Maedows and Villas are centrally located. The community is only 5 miles from public Gulf Beaches and boat launches. As the name suggests, Rotonda Lakes has 55 acres of lakes and canals sprinkled around the neighborhood. Newer homes and spacious lots characterize the Rotonda Lakes neighborhood. Canal front, lake front, wooded, cleared, double lots, corner lots, and cul-de-sac lots are available in the community. Rotonda Lakes is lokated outside of the CircleThe Lakes Community is located outside the Rotonda circle's northeast corner. Residents of the Rotonda Lakes community have easy access to the Pioneer Bike Trail that connects with the Legacy Trail. Rotonda West Pine Valley

The newest section of Rotonda West is Pine Valley. Don't expect this "valley" to be a low spot between mountains or hills. We don't know who came up with that name; however, a low site - 2 feet deeper than the surrounding area - may already qualify for a valley in Florida where the highest point is only a meager 345 feet above sea level. Pine Valley offers newer and New Homes Many lots in the Pine Valley area offer peaceful views of the Pine Valley Golf Course. Other homes have private views of large lakes, canals, and the bordering nature preserve. Most homes are new or newer. Many homes are in the process of being built. Pine Valley - Many buildable Lots are still availablePine Valley is a neighborhood of homes offering an assortment of beautiful styles, sizes, and prices. The new homes in Pine Valley are bigger than those in the older Rotonda West sections. Because this section is one of the last to be developed; many empty lots are still available - waiting for a dream home to be built. The White Marsh section of Rotonda West is one of the most recently developed neighborhoods with larger lots and homes. Long Marsh Golf Course greens meander through the Rotonda White Marsh neighborhood. Stately oak trees, native pines, and Florida Palm trees set the character of this neighborhood. Most homes were built after 2005, with many new homes in 2015 and later. Rotonda West Long Meadow

Rotonda Long Meadow features Large Estate Homes on spacious lots nestled between lakes and the Long Marsh Golf Course. The Long Marsh Golf Course has 27 holes and spreads through Rotonda White Marsh and Rotonda Long Marsh. The fairways meander through 450 acres of natural Florida beauty framed by native pines, oaks, and palm trees. It is Rotunda's newest Golf Course, and Golf enthusiasts worldwide come to play at it. Low densityThe entire area of Rotonda West is low-density, with many nature preserves and open spaces. The larger, stately homes are primarily from the mid-1990s through the 2000s. Many retired year-round residents live in the Rotonda Long Meadow section. However, some homes are used as vacation and investment properties. Like the other Rotonda Communities, Long Maedow is also deed restricted. A variety of homesWhether you are looking for your forever home, vacation home or want to invest in a Florida home, you've come to the perfect place. The homes are close to a fabulous golf course and, in addition, to world-class beaches and great shopping. Vacant LotsBesides retail homes, there are also still vacant lots available. On those parcels, the future resident can let his imagination run wild and have his dream house built. Of course, there are quite a few reputable builders in the Rotonda area who can make that dream come true. Places of interestThere are also a lot of great places to visit close to this fantastic golf community. The Charlotte Harbor Preserve State Park is nearby. The Cape Haze Pioneer Trail offers scenic rides for bikers, and so does Gasparilla Island. Don Pedro Island State Park is divided into two sections: one on the mainland and one on Don Pedro Island. The Stump Pass Beach Park is located on Manasota Key and reviews Florida's past. As a matter of fact, all Rotonda West Communities have access to the beforementioned places of interest.

Rotonda West Broadmoor

Driving along the Rotonda Cir, or Boundary Blvd., Rotonda Broadmoor sits at the 5 minutes after noon position. Like Pinehurst, its Neighbor to the west, Broadmoor is also centrally located to all the action. It is a comfortable drive to beaches, golf, and other outdoor recreation. Several shopping opportunities and medical facilities are nearby. Most Homes are from 1990 – 2000Broadmoor was the third section of Rotonda West to be developed. While most mid-size homes are from the 1990s, the newer homes, built in early 2000, are bigger. Of course, the recently built homes follow the latest trend. Therefore, they come with a preferred three-car garage. In addition, many homes offer breathtaking lake, canal, and nature preserve views. Rotonda West’s Community CenterBroadmoor is also home to the new 8,000 sq ft community center with meeting rooms and a community kitchen. The 160-acre park features a set of lakes and walking trails. A substantial extension of the community center is in the making. Music and speaking events are already offered; however, the place is always limited, and more is to come. Broadmoor has a Golf CourseBroadmoor is also built around the 18-hole Pinemoor East Golf Course. This 18-hole course sits right in the center of the community. The golf enthusiast can expect 3,700 yards of excellent golf from the longest tees. 2004 was the year of the opening celebration. Although 20 years old, the golf course is always in tip-top condition. Like all the other sections of Rotonda West, Broadmoor is also a deed-restricted community. However, the rules are clearly defined and not overboard.

Rotonda West Pinehurst

Rotonda Pinehurst is a thought-after section of Rotonda West because of the easy and short drive out of the circle. This section of Rotonda West was developed after Oakland Hills and Pebble Beach. Therefore, Pinehurst has a mix of older and newer homes, with the older ones from the early 1990s - 2000 dominating the market. Many homes are moderate in size; however, quite a few, mainly the newer ones, sit on double lots with 3-car garages. Canals, sparkling lakes, and the Golf Course are the focal points of the Pinehurst Community.Rotonda West Pinehurst is Part of a Golfer's ParadiseRotonda West, in general, is a Golfer's paradise, with Pinehurst, not an exception. The whole community offers 5 courses with 99-holes combined, and the Pinemoor Golf Course is one of them. Golf membership is affordable but not required, Fortunately, all courses are open to the public. The Pinehurst Course was built around the Pinemoor West Golf Course, which was finished in 2004. It is an Old Florida Style course with fairways winding through woodlands and nature preserves. The paths are not paved, and you can expect a little sand in your shoes after you are done. That is the reason why some golfers don't like playing there. But it may also be why playing there is not hurting your budget. There is wildlife everywhere in Rotonda West's PinehurstIt is not uncommon for alligators, bobcats, and other wildlife to be around while you are playing a round of golf(depending on the time of day). Don't be afraid; respect them, and let them do their thing. At least they are not teasing you when you miss the ball. Some gators seem to be interested in you, and it looks like they are waiting for a tasty dinner. Fortunately, humans are not on their preferred list. However. keep in mind that they are wild animals. Trust is good, but control is better. Rotonda West Pebble Beach

Pebble Beach was the second area developed in this master-planned and deed-restricted community of Rotonda West after Oakland Hills. However, don't rely too much on the name. If you want to go to the "beach," don't go to this Rotonda Neighborhood. The real thing is 5 miles away. The Pebble Beach Neighborhood comes with a Golf CourseThe Pebble Beach neighborhood sprang to life in 1984 and has continued to develop over the years. Sparkling lakes, rolling greens, beautiful canals, wide open spaces, and lush native landscaping made this neighborhood an excellent choice to settle in. And there was another asset added to the new community: The Palms Golf Course winds through the neighborhood. It is the second 18-hole par 72 championship golf course in Rotonda West. There are still Lots available in Pebble BeachPebble Beach mostly features mid-size homes. Bigger than the ones built in Oakland Hills but still not equal to the homes built in the newer sections of Rotonda. In the 80s and early 90s, homes were not as big as they became in the 2000s. Although, we are not talking about "tiny homes." They are usually 1,800 to 2,200 Sq Ft in size and come with a two-car garage and usually a pool. There are still single-family and some multi-family lots available in the neighborhood. Rotonda West Oakland Hills

Rotonda West, the circular community, consists of 8 pie slices representing seven neighborhoods and a nature preserve. Rotonda Oakland Hills is one of seven neighborhood slices located at the 9 o'clock position. Once the Rotonda Oakland Hills Golf Course, the first out of five courses, opened in 1973, the Oakland Hills community began to grow.Oakland Hills is the First Community Oakland Hills is the cradle of Rotonda West because it all started here. Further south of the community is a beautiful nature preserve with abundant wildlife. Coral Creek runs through the preserve and connects with Charlotte Harbor further south. Only Oakland Hills and Pine Valley are the lucky ones bordering to that large nature preserve. Pebble Beach is the next community further north. But don't expect a beach there; the Gulf of Mexico is still 5 miles away.Rotonda has an extensive Canal System - and Oakland Hills is Part of it Oakland Hills is the only section of Rotonda West with underground utilities. Many canals and a picturesque Golf Course surround the homes. Many canals are boatable; however, they do not connect to Charlotte Harbor or the Intracoastal Waterway. Nevertheless, few residents have boats, overwhelmingly pontoon boats, which they use for fishing or cruising in the canal system. Fish are abundant in the canals. The canals are part of Rotonda's stormwater drainage system; therefore, the system is very important and needs to be kept in perfect condition. Although residents are permitted to use boats, all waterways are rated "no-wake zone." Captains will not be thrilled by speed. Instead they will be overwhelmed by the beautiful surrounding. There were talks about digging a channel to Charlotte Harbor at one point, but it never materialized. Extensive cost and risk assessments did not support the idea. Homes are older and smaller in Oakland HillsMost homes are older with one-car garages. Of course, they are from the 70s, 80s, and 90s, which was the standard in those years. The homes are generally smaller, and many come with single-car garages. In the past few years, homes have changed ownership, and many homes have been renovated and updated. Only a few vacant parcels of land are still available.
