Spread out over twelve square miles, with a diameter of 11 miles, the deed-restricted Community of Rotonda West has the distinct shape of a wagon wheel. Round is quite an unusual layout for a town, but this shape is a welcome variety to all the surrounding square-shaped communities. The majority of the cities in the US are predictably built in squares - like a chessboard. It is a design that makes it easier to navigate and doesn't come with surprises. So, Rotonda sticks out because it is round, which, by the way, always scares visitors unfamiliar with Rotonda. They often vision themselves circling forever. However, everybody has a GPS device nowadays, making it easier to find an exit, and so far, nobody has detected skeletons along the roadside. Rotonda West, FL History and ResidentsThe developer. The question remains as to why he thought the community had to be circular. In architecture ( and not only in architecture), round structures are also associated with "softness." Therefore, only a round structure can be the solution when looking for a "soft design," and the developer wants something different. Hence, a new, round community was born on the drawing board. Why are so few circular communities when this design is softer and more pleasing? There are always pros and cons in life and the "waste of land use" problem with a circular design. In a rectangular layout, you can use every inch, whereas, in a circular format, many areas are too small, therefore, rated "useless." With 17,000 residents, the Rotonda West Association is the largest mandated Homeowners Association in Florida. Although continually expanding, it is still a tranquil neighborhood with residents from all over the US and many countries overseas. A significant addition to the community is the recent acquisition of the 165 beautiful acres of Broadmoor Park, which features a new 8,000-square-foot Community Center with lakes, a lush tropical landscape, plenty of wildlife, and 3 miles of walking trails. Rotonda West, FL LocationRotonda West is located on the Southwest Coast of Florida on the Cape Haze Peninsula. The picturesque community enjoys miles of canals, abundant lakes, ponds, and nature preserves, home to a verity of wildlife. To specify this, here are a few numbers. 560 acres of water are part of Rotonda West. Those ponds, lakes, and 26 miles of canals, are responsible for abundant beautiful properties with Waterviews. The master-planned community also has over 20,000 acres of greenbelts and nature preserves. Those nature preserve areas are beautiful, creating much space for Florida's wildlife. It is common to have bobcats, tortoises, egrets, or gators in your neighborhood. They all behave pretty well as long as you don't interfere with their lifestyle. Rotonda West, FL Golf CoursesThe Five golf courses, totaling 99 holes, are strategically positioned within the community. Five golf courses, The Hills, Long Marsh, The Palms, The Links, and Pinemoor, occupy a significant wheel section. This structure doesn't only stand for a lot of fun for golfers but also creates many golf-course view properties in Rotonda West for the residents. However, if you need more than 5 golf courses, there are plenty more only a short trip away. Rotonda West, FL, and the Seven NeighborhoodsThe seven sub-communities, golf courses, lakes, and canals are located between those spokes of the wheel. The southwest area of the "wheel "is a big nature preserve inhabited by alligators, bald eagles, and a wide variety of other "Florida Natives. " The homes are located along the spokes (streets) of the "wheel." The names of the communities are Oakland Hills, Pebble Beach, Pinehurst, Broadmoor, Long Meadow, White Marsh, and Pine Valley. Outside of the wheel are the communities of Rotonda Lakes, Rotonda Heights, and Rotonda Sands.Every section has a distinct character. Oakland Hills is the oldest section and the only section with underground utilities. Some areas have lush landscaping, almost like a jungle, while others are more open. None of the neighborhoods is a 55+ community, and none is gated, but the neighborhood watch is doing a fantastic job of keeping the community safe. The Pine Valley Subdivision was the last "slice of the pie" to be developed. The homes are newer and larger. Pine Valley is close to thousands of acres of preserves with abundant natural wildlife. Rotonda West, FL Real Estate and Homes for SaleAre you convinced to buy a home in Rotonda West? Location, location, location - the old real estate rule still applies. Just south of Englewood and only minutes away from the pristine beaches of Englewood and Boca Grande, golfing and shopping, the home buyer has many choices in Rotonda West. Single-family homes and Pool Homes dominate the market; however, condos and townhouses are also available. Properties are slightly different in the seven Rotonda West Communities. Single-family homes are usually smaller and older in Oakland Hills; however, expect larger, newer Estate Homes or even brand new homes in Rotonda Meadows and Long Marsh. Homesites are up to 1/3 acre in the Maedows and Long Marsh. Sometimes you are lucky when you can buy the lots on either side of your property, too. A one-acre lot gives you a lot of elbow room. Some reputable home builders will build your home according to your specifications, Greenbelt views, golf course views, pond/lake views, or canal and waterway views - the choice is yours. You buy the lot and have the builder do the rest, or you can buy the whole package, lot and home, from the builder and move in. Ask us about local and reputable builders that have been around for some time.Rotonda West, FL, and BoatingYou can use a small boat on many canals in Rotonda, but you will not be able to take your boat out to the Gulf of Mexico. There is no connection to the Gulf. However, you can keep your boat in many full-service marinas nearby. They have access to Charlotte Harbor or the Gulf of Mexico, and those marinas make boating very convenient.They keep your toy high and dry, put it in the water whenever you wish, clean it and store it again, and do necessary repairs. It can't get any better. Expect to pay around $350.00/month for an 18 - 20 ft boat. Repairs are a different story. The mechanic will charge about $100 per hour plus parts plus tax. Whoever told you that boating is inexpensive wanted to sell you his boat. You can always opt out and take yoga classes instead. Boat and RV Storage availableHere comes a bonus. If you want to save money, you can keep the boat on a trailer and store it in Rotonda's storage lot. The Homeowner's Association owns a huge lot right in the center of the wheel. Since Rotonda West is a Deed Restricted Community, boats and RVs are not permitted on your property (only a few days to pack and unpack). However, the community offers a solution to those who want to keep their babies nearby. For a few bucks per month, residents of Rotonda West can keep their extra vehicles in a fenced-in parking lot. Although Rotonda Heights is located outside of the circle, it is part of the larger master-planned Rotonda West development. This deed-restricted community features 1,900 home sites around several beautiful private lakes and canals. Rotonda Meadows and Villas

Rotonda Meadows and Villas in Placida is fully developed with central water, sewer, and paved roads, comprised of over 4,500 lots. Rotonda Pine Valley and Rotonda Maedows and Villas are the last sections offering almost unlimited opportunities for new home builders. Scattered throughout the community, greenbelts, extensive nature preserves, canals, and lakes are the focal points of the area. Although the lakes and canals are part of the stormwater system, they still enhance the area's beauty. Rotonda Meadows and Villas started in 19721972 was the year of birth of the Rotonda Maedows and Villas community. At first, each subdivision had its own homeowners association. However, the administrative effort was found io be too intense, and in 1993 all the individual associations merged to form one entity instead. From that year on, the Rotonda Maedows/Villas Conservation Association, Inc. managed the 4,500 lots and common areas of the deed-restricted community.Rotonda Meadows and Villas is fully established.Next to the 6,000+ acre Charlotte Harbor State Preserve Park, the lots in this neighborhood leave nothing to be desired. All roads are public and paved, the lots have central water and sewer, and electricity is available at the sites. The Association maintains the "common areas" of the community, such as the roads, lakes, parks, and other "common" properties. Charlotte County Utilities provides water and sewer, while Florida Power and Light provide power. Rotonda Maedows/Villas Homeowner AssociationThe Homeowners Association will approve all design standards. Some fundamental rules need to be followed. Among other things, houses must have a minimum of at least 1,400 square feet of living area with a 400+ square foot two-car garage. You don't have to be a rocket scientist to meet those criteria. Location, Location....Hwy 771 is the main artery in the Rotonda area. In Englewood, it separates from SR 776 and serves the West Coast of the Cape Haze Peninsula until it becomes 771 in Placida and connects with SR 776 again in the Gulf Cove area. As the name suggests, Rotonda Lakes has 55 acres of lakes and canals sprinkled around the neighborhood. Newer homes and spacious lots characterize the Rotonda Lakes neighborhood. Canal front, lake front, wooded, cleared, double lots, corner lots, and cul-de-sac lots are available in the community. Rotonda Lakes is lokated outside of the CircleThe Lakes Community is located outside the Rotonda circle's northeast corner. Residents of the Rotonda Lakes community have easy access to the Pioneer Bike Trail that connects with the Legacy Trail. Rotonda West Pine Valley

The newest section of Rotonda West is Pine Valley. Don't expect this "valley" to be a low spot between mountains or hills. We don't know who came up with that name; however, a low site - 2 feet deeper than the surrounding area - may already qualify for a valley in Florida where the highest point is only a meager 345 feet above sea level. Pine Valley offers newer and New Homes Many lots in the Pine Valley area offer peaceful views of the Pine Valley Golf Course. Other homes have private views of large lakes, canals, and the bordering nature preserve. Most homes are new or newer. Many homes are in the process of being built. Pine Valley - Many buildable Lots are still availablePine Valley is a neighborhood of homes offering an assortment of beautiful styles, sizes, and prices. The new homes in Pine Valley are bigger than those in the older Rotonda West sections. Because this section is one of the last to be developed; many empty lots are still available - waiting for a dream home to be built. The White Marsh section of Rotonda West is one of the most recently developed neighborhoods with larger lots and bigger homes. Long Marsh Golf Course greens meander through the Rotonda White Marsh neighborhood. Stately oak trees, native pines, and Florida Palm trees set the character of this neighborhood. Most homes were built after 2005, with many new homes in 2015 and later. Driving along the Rotonda Cir, or Boundary Blvd., Rotonda Broadmoor sits at the 5 minutes after the noon position. Like Pinehurst, its Neighbor to the west, Broadmoor is also centrally located to all the action. It is a comfortable drive to beaches, golf, and other outdoor recreation.Most Homes are from 1990 - 2000Broadmoor was the third section of Rotonda West to be developed. While most mid-size homes are from the 1990s, the newer homes, built in early 2000, are larger. Three-car garages are very common in newer homes. Many homes offer breathtaking lake, canal and preserve views. Rotonda West's Community CenterBroadmoor is also home to the new 8,000 sq ft community center with meeting rooms and a community kitchen. The 160-acre park features a set of several lakes and walking trails. Broadmoor has a Golf CourseBroadmoor is also built around the 18-hole Pinemoor East Golf Course, an 18-hole course in the center of the community. Rotonda West Pinehurst

Rotonda Pinehurst is a very thought-after section of Rotonda West because of the easy and short drive of getting out of the circle. It was the third section out of seven to be developed at Rotonda West, after Oakland Hills and Pebble Beach. Therefore, Pinehurst has a mix of older and newer homes, with the older ones, from the early 1990s - 2000 dominating the market. Many homes are moderate in size; however, quite a few sit on double lots with 3-car garages. Canals and sparkling lakes, and the Golf Course are the focal points of the Community.Rotonda West Pinehurst is Part of a Golfer's ParadiseRotonda West, in general, is a Golfer's paradise, with Pinehurst not being an exception. Rotonda offers a total of 5 different courses with 99-holes, and the Pinehurst Golf Course is one of them. Golf membership is very affordable but not required, and all courses are open to the public. The Pinehurst Course is built around the Pinemoor West Golf Course which was finished in 2004. It is an Old Florida Style course with its fairways winding through woodlands and nature preserves. The paths are not paved, and you can expect a little sand in your shoes after you are done. Rotonda West Pebble Beach

Pebble Beach was the second area developed in this master-planned and deed-restricted community of Rotonda West after Oakland Hills. However, don't rely too much on the name. If you want to go to the "beach," don't go to this Rotonda Neighborhood. The real thing is 5 miles away. The Pebble Beach Neighborhood comes with a Golf CourseThe Pebble Beach neighborhood sprang to life in 1984 and has continued to develop over the years. Sparkling lakes, rolling greens, beautiful canals, wide open spaces, and lush native landscaping made this neighborhood an excellent choice to settle in. And there was another asset added to the new community: The Palms Golf Course winds through the neighborhood. It is the second 18-hole par 72 championship golf course in Rotonda West. There are still Lots available in Pebble BeachPebble Beach mostly features mid-size homes. Bigger than the ones built in Oakland Hills but still not equal to the homes built in the newer sections of Rotonda. In the 80s and early 90s, homes were not as big as they became in the 2000s. Although, we are not talking about "tiny homes." They are usually 1,800 to 2,200 Sq Ft in size and come with a two-car garage and usually a pool. There are still single-family and some multi-family lots available in the neighborhood. Rotonda West Oakland Hills

Rotonda West, the circular community, consists of 8 pie slices representing seven neighborhoods and a nature preserve. Rotonda Oakland Hills is one of seven neighborhood slices located at the 9 o'clock position. Once the Rotonda Oakland Hills Golf Course, the first out of five courses, opened in 1973, the Oakland Hills community began to grow.Oakland Hills is the First Community Oakland Hills is the cradle of Rotonda West because it all started here. Further south of the community is a beautiful nature preserve with abundant wildlife. Coral Creek runs through the preserve and connects with Charlotte Harbor further south. Only Oakland Hills and Pine Valley are the lucky ones bordering to that large nature preserve. Pebble Beach is the next community further north. But don't expect a beach there; the Gulf of Mexico is still 5 miles away.Rotonda has an extensive Canal System - and Oakland Hills is Part of it Oakland Hills is the only section of Rotonda West with underground utilities. Many canals and a picturesque Golf Course surround the homes. Many canals are boatable; however, they do not connect to Charlotte Harbor or the Intracoastal Waterway. Nevertheless, few residents have boats, overwhelmingly pontoon boats, which they use for fishing or cruising in the canal system. Fish are abundant in the canals. The canals are part of Rotonda's stormwater drainage system; therefore, the system is very important and needs to be kept in perfect condition. Although residents are permitted to use boats, all waterways are rated "no-wake zone." Captains will not be thrilled by speed. Instead they will be overwhelmed by the beautiful surrounding. There were talks about digging a channel to Charlotte Harbor at one point, but it never materialized. Extensive cost and risk assessments did not support the idea. Homes are older and smaller in Oakland HillsMost homes are older with one-car garages. Of course, they are from the 70s, 80s, and 90s, which was the standard in those years. The homes are generally smaller, and many come with single-car garages. In the past few years, homes have changed ownership, and many homes have been renovated and updated. Only a few vacant parcels of land are still available.
