Many home buyers are attracted to New Construction. There are pros and cons when buying a new home. The most appeal to today’s home buyers is that nobody ever lived in their home before. The cons are that you are going to live with construction trucks driving past your home and within the community for quite a while. Also, the new homes are farther away from the beach, shops and restaurants are still further away, and the infrastructure of the community still needs work. However, most new communities in Venice and Sarasota offer now amenities for a very active lifestyle.
What are my options when buying new construction in Venice
If you want to build or if you want to buy brand new – you have two choice: 1. buy a single vacant lot somewhere in the community of your choice and hire a local builder, or 2. go to one of the many new communities which popped up within the last years. The options are almost endless.
When doing the latter, you again have several choices: start from scratch and have the home built according to your ideas, buy one that is already in the process of being built, or purchase a speculation home (spec home). Spec Homes are completed and waiting for a new owner. However, there is a limitation: in most communities, you have the choice of only one, maybe two, rarely three, builders. So, if you do not like that particular builder you have to look for another community – not for another model. Some developers allow you to use your builder when you are paying a steep “penalty,” but usually, that does not make too much sense.
In Venice, you have many brand new communities to choose from: Venetian Golf and River Club, Grand Palm, Village Walk at the West Villages, Sarasota National, Gran Paradiso, Grand Oaks and Calusa Park. Willow Chase, Stoneybrook at Venice, Sawgrass and Venice Golf and Country Club just have a few remaining lots.

New Communities in Venice
The smallest community of the ones mentioned before is “Grand Oaks” with 55 homes on 15 acres, and the second smallest is “Calusa Park” with 88 homes on 14 acres. Both communities are gated and almost built out with a few remaining homes to be built. “Island Walk at the West Villages” is a community, which will have 2,000 homes on 860 acres land – that is a lot more space. The community is gated, and almost half of the homes are completed, including a new ballroom. All three communities are non- golf course communities.
“Grand Palm” is a non-gated lifestyle community of 2,000 homes in Venice East. Only the villa section of “Grand Palm” has an electronic gate. About 400 homes have been built so far in 2016; the community pool, the clubhouse, the walking trails and the lake is ready for new owners to enjoy. Grand Palm offers resort style living in a 1,025-acre Master Planned environment. More than 33% of the community is open space, and in the center is a beautiful 32-acre adventure lake with a 9-acre island oasis.
The West Villages
The same with “Gran Paradiso“, a new community which is part of the West Villages. The Gran Paradiso community is a Master Planned, Resort Style, Community with 2,000 homes once completed. This gated community on more than 2,000 acres of land is just across from The Island Walk, on the other side of US 41. Huge areas of protected preserves and 35 lakes make this community a nature lovers paradise.
The community had been sitting on idle speed for many years after the housing crash. Since Lennar took over, the building activity of the community is picking up speed again. 700+ homes, townhouses, and villas have been built. The impressive clubhouse with a gorgeous community pool and fitness area is ready.
The newest addition to the West Villages is the Renaissance.
Toscana Isles in North Venice – gated lifestyle community with homes around a large lake and 3 car garages, community center pool, fitness and more.
Rapalo – is all about affordable living close to one of the best beaches in Southwest Florida. New homes with low HOA, community pool, and pet-friendly.

New Golf course communities in Venice
Venetian Golf and River Club is located in Venice’s north-easterly quadrant (east of I-75), whereas Sarasota National’s location is between Island Walk and the south-easterly border of the City of Venice.
Venetian Golf and River Club is a 1,039-acre community along the Myakka River. The 600 acre, 18- hole, championship golf course is the heart of the community. Once built out the community will consist of 1,500 single homes, villas and carriage homes …. and the final phase is already in the works.
Sarasota National is another 2,400-acre golf course community, the largest of them all. About 1600 homes will be in this community once completed.
However, this gated community is in a very early stage, too. Like Grand Paradiso, Sarasota National had been sitting idle for quite a few years after the burst of the housing bubble. Less than 300 homes were completed at this point. The golf club is ready to go, though. That is at least something, right? About half of the homes belong to the golf club section; the other half has nothing to do with the golf club at all.
New Communities in Nokomis
Bellacina by Casey Key – This peaceful oasis of maintenance-free homes offers resort-style amenities and the casual Florida lifestyle you’ve been looking for. The community offers direct access to the Legacy Trail, a 10-mile biking and hiking trail. Once finished Bellacina is slated to be home to over 300 single-family and detached villa homes.
The central point of the gated community will be a beautiful resort amenity center with a fitness center, gathering room, catering kitchen, and library. Plans for outdoor amenities include a heated lagoon pool and spa, a dog park, lighted bocce and sports courts, a fire pit, and a park. Milano in Nokomis, another lifestyle & pet friendly community, close to great schools and downtown and Nokomis Beach. It hs a community Pool, Bocce- and Pickle Ball courts and a dog park.
Woodwind– a very private gated community offers plenty of green space with trees, lakes, and top rated schools. Close to I-75 and low HOA fees.
New Communities in Englewood
Keyway Place– maintenance free with community pool, walking trails. Close to the best beaches in the area.
Boca Royale Golf & Country Club– an upscale established gated community. A new section is added, and now they are building new homes again.
