Island Walk at West Villages is a gated “Lifestyle Community” within the larger village community. Once completed, the West Villages will be a part of the new city center of “Venice”. Venice? Let’s share a little secret about the West Villages. Island Walk has a Venice postal address. But the West Villages are technically a part of North Port. How come?

The actual location is east of Venice, therefore, it would be “East Villages” if it belonged to the city of Venice. Fact is, the city of North Port always wanted to spread out west of the Myakka River, and it always wanted a defined city center. Now they will be adding 20,000 new homes to the West Villages within the next 30 – 40 years. So what about the Venice postal address? The early home buyers requested the Venice Zip code because they thought that it would look better to belong to Venice instead to “rural” North Port. Well, they got it, but does it make a difference?
More than 20,000 homes
Island Walk, Gran Paradiso, Renaissance, and Sarasota National will be part of that new village center. Thousands of new homes in a park-like setting will be arranged around a new commercial center. However, the commercial center is still in the early planning phase, but it will come anytime soon.
Island Walk alone is adding almost 1,900 new homes to the new section of the city of Venice. Many people ask us if Island Walk is a 55+ community. The answer is “No”, it is not a 55-plus community. This community is open to residents of all ages. But it is no secret that only a few families with kids live there.

A full-time activity director is also on board, He is coordinating all the activities in Island Walk. Be prepared that you have many choices. His goal is to keep everybody busy. But none of the activities is mandatory, of course. Homeowners who do not want to get sucked into the “activity quicksand” may stay away. But Couch potatoes can also lead a happy life in Island Walk.

The Concept of the “Island Walk” Community
The name “Island Walk” indicates what you are dealing with. A network of large, man-made lakes is dividing the 860-acre community into clusters of islands. The islands are interconnected with bridges. Therefore, there is no need for a boat if you want to reach your neighbor on the other island. This concept is brilliant, because it allows for many homes with water views.
In the center of the community sits the community center with the pools and the ballroom. The first half of the community is already fully developed. The homes are nestled between mature Florida landscaping which is perfectly maintained.
The second part of the community consists of buildable lots. This section is located between clubhouse and Forked Creek. If you want to build your home on one of the remaining lots you can pick one of the many floor plans the builder offers. Make some adjustments and “start building your dream home.”
Home buyers have Choices
Buyers of new homes have the choice between attached villas and free-standing single-family homes. The Garden Series models appeal to homeowners, who are looking for a nice and cozy place, but do not need/want a big house anymore. Homes come from 1,392 to 1,429 sq ft of living space with two or three bedrooms and an attached garage. The five models of the Classic Series are ranging from 1,701 to 2,428 sq ft of living space. With two to three bedrooms, a den, two bathrooms and a 2 ½ garage this is a perfect medium-size home. The Original Series offers many different floor plans ranging from 1,983 to 2,487 sq ft. These models offer private master suites and eat-in kitchens. The Estate Series offers the largest homes available. The size ranges from 1,900 sq ft to over 2,600 sq ft. 3,000 – 4,000 sq ft homes (or bigger) are not available in Island Walk.
