A Dream on the Cape Haze Peninsular
The Landings of Coral Creek is a private luxury townhome community with breathtaking views of the beautiful Coral Creek nature preserve. The exact location: one mile north of the Boca Grande Causeway to Gasparilla Island – south of Rotonda West.
The close by tropical Gasparilla Island provides miles of beautiful sandy beaches and access to a diversity of activities, like golfing and tarpon fishing. Of course, this is “the” Gasparilla Island, the island you know as the Tarpon fishing capital of the world. However, there are also many other activities on the mainland surrounding the community. But it is at least good to know, that the Landings are just a stone’s throw away from that famous island in the sun.
Luxury Town Homes for Sale
This luxurious townhome community is on a lush 40-acre property next to the scenic Coral Creek. Many of the three-story townhomes have lanais overlooking the Creek; others are facing the lake in the center of the compound. 2.275 – 2,431 sq ft of living space, two lanais on different levels and a huge four car (!) tandem garage, for your boat and your vehicle, could be yours. Impact glass and metal roof are standard; an elevator is in most cases optional, but available.
Once completed, twenty-seven buildings with a total of 132 townhomes will make-up the community. An electronic gate will keep unwelcome visitors outside, and a beautifully designed clubhouse will entertain welcome residents inside. A Ballroom, Boardroom, Meeting Room, Rental Office, Kitchen and state-of-the-art Fitness Center are available to all residents. A resort style pool with huge sundeck and separate whirlpool is overlooking a tropically landscaped lake. A fountain in the center of the lake makes it a nice focal point.
Moderate Homeowners Association Fee in the Landings at Coral Creek
What can you expect to get for the monthly HOA Fee of $495.00? We already talked about the electronic gate and the use of the clubhouse with community pool and a fitness center. Also included: Landscaping for Homeowners and Common Grounds, Irrigation Maintenance, Maintenance of community Lakes. Furthermore, Exterior Pest and Termite Control, Exterior Painting of the Building, Roof Maintenance, Fire Sprinkler, Alarm Maintenance and Building Insurance. Wow! That is a lot!
What would be your responsibility? You pay the Insurance for your Personal Property ($1,000 – 1,600, depending on amount and value of your property). You also pay Flood Insurance ($350 -$450, depending on coverage limits and deductibles) and Property Tax (about 1.5% of assessed value). All that is pretty much standard for condo communities in Florida.
